Has your home been on the market for months without results?

Buying a home in another country can feel daunting — and with good reason

- We coordinate the paperwork. The NIE is required. A Spanish bank account is not compulsory in every case, but it is often practical for payments, direct debits and later administration. When required, we also help coordinate the notary, Land Registry, taxes and utility transfers with the appropriate local lawyers and advisers.
Where to buy in Dénia, the Marina Alta and nearby areas
Each area offers a different way of life. Here is the short version.
- Montgó. Detached villas on the slopes of the natural park, with generous plots, genuine privacy and views stretching from the sea to the valley. Start here if space and peace matter most.
- Las Marinas. Kilometres of sandy beach with easy access. A favourite with families and anyone who wants to walk to the sea.
- Les Rotes. Rocky coves, clear water and a residential atmosphere — ideal if you prefer snorkelling or diving to a beach umbrella.
- Central Dénia and the fishermen’s quarter. Live without relying on a car, with the market, restaurants, port and castle within walking distance.
- La Sella. Golf, a well-kept residential setting and peace and quiet, around fifteen minutes from the town centre.
- Els Poblets, Pedreguer, Orba and Benitachell. Towns in the Marina Alta with a life of their own, often offering more space for your budget and convenient access to the coast.
- Oliva, in La Safor. A nearby option with a lively town centre, long sandy beaches and often more space for your budget.
Why Dénia rather than just any seaside town?
Dénia is a UNESCO Creative City of Gastronomy. It has regular ferry connections to the Balearic Islands, a regional hospital, international schools in the surrounding area and Alicante airport a little over an hour away.
What truly sets it apart is that it does not close for winter. In January, the market is open, restaurants are trading and people are out in the streets. That is not true everywhere on the coast, and it can be the difference between a holiday property and a place where you can genuinely live all year round.
On average, Dénia tends to offer better value for money than nearby markets such as Jávea or Moraira, although the price always depends on the exact area, property type and condition.

Questions everyone asks
Can I buy in Spain if I am not a resident?
Yes. You need an NIE. A Spanish bank account is not compulsory in every case, but it often makes payments, utility direct debits and later administration easier.
How much should I budget in addition to the purchase price?
As a guide, for a resale property whose value for tax purposes does not exceed €1,000,000 and to which the general rate applies, it is prudent to budget an additional 10–12% of the purchase price for taxes and transaction costs. Since 1 June 2026, the general ITP rate in the Valencian Community has been 9%; when that value exceeds €1,000,000, the general rate is 11%. Reduced rates also apply in certain cases. The final cost depends on the transaction, and the rules in force on the purchase date will always apply. New-build purchases are subject to a different tax regime, so their costs should be calculated separately before signing.
How long does it take to sell a home in Dénia?
There is no fixed timeframe: it depends on the price, location, condition, presentation and current demand. A realistic asking price and good presentation generally improve the chances of selling sooner.
What commission do you charge to sell?
It is agreed in writing before we begin and is charged only when the sale is completed. There are no upfront fees.
